Deposits

The deposit for your reservation is 50% of the total cost of your stay before taxes. This deposit must be received within 7 days of the date reservation is made. A minimum of 1 night deposit is required. Visa and Mastercard are happily accepted.

Cancellations

Normal Cancellation Policy
A reservation must be canceled 20 days prior to arrival of your check in date to receive a full refund.

Holidays and Special Events
A reservation must be canceled 30 days prior to arrival of your check in date to recieve a full refund.

If Notice of cancellation is less than policy requires, then deposit is non-refundable. I am sorry for this policy coming across so formal. But this area must be in BLACK & WHITE. The gray areas cause problems and confusion.

Unhappy Guest Policy

If for any reason a guest of the Eden House is unhappy with their room or with the property, please let us know immediately. If we can correct the situation we will do so. If we cannot correct it we will give you a full refund for the remainder of your stay. There is no reason that you should stay at a hotel where you are not completely happy and comfortable. I would not stay. Why should you? I understand that the Eden House is not for everyone, nor do we want to be.

I do ask that you inform us of the situation when you check in or at least while the housekeeping staff are on the property. Please do not eat the steak and then ask for a refund.

Spring Break in Key West

The Eden House does NOT take "spring breakers." Sorry. If you are a college student and would like to stay at the Eden House as a responsible young adult, we would love for you to visit with us. Check out our policies of no noise after 10 PM and before 10 AM. We like it quiet at this time. I guess it boils down to a mutual respect of our guests for each other. The night manager is on the property to insure this respect. I hope this fits into your vacation plans. The Eden House.....32 years of mind soothing hospitality.

Tropical Weather Policy

If you can't get to Key West due to a hurricane threatening the Florida Keys, we'll offer you a full refund or credit on a future stay.

Smoking Policy

Guests found smoking will be charged a $500 fine and asked to leave immediately and not return.
